We start with your land, your vision, and how your family actually lives — not a floor plan someone else chose. Bring your saved photos, your must-haves, and your questions. Especially the ones you think might sound naive. They never do.

This is also where the money conversation happens, honestly and early. You'll get realistic numbers built on actual scope, so the budget you plan around is the budget that holds.

Because design and construction live under one roof, the home that gets drawn is a home that can be built the way it was drawn, within the budget it was designed for. No translation loss between an architect's vision and a builder's reality.

We guide every selection — materials, finishes, fixtures — and explain what the differences actually mean for durability, efficiency, and cost over decades. You make the decisions; you'll just never make them blind.

This is where Southern Pines is most different. The owner you shook hands with is the builder on your site — walking it the way he'd walk his own home, catching issues while they're still small, holding every trade to the standard his name is attached to.

You'll always know where things stand. And when complications come up — in custom construction, they always do — we carry them. Most of the time, you'll never know they happened.

The final walkthrough is thorough because we want you to look closely. Then you get the keys to a home built for the way your family lives, to a standard you’ll feel for decades.

And the relationship doesn't end at closing. If something needs attention six months in, you call the same person you've talked to all along — and he answers.

Our goal is to get as close to actual numbers as possible before we start — not to win the job with a low number and recover it through change orders. When scope changes, you'll know before the work changes.

It happens on almost every project, and it doesn't frustrate us. You'll see what the change costs and how it affects the timeline before anything moves — no surprises on the final bill.
